Job Description

Our client is currently seeking an Assistant Development/Estate Manager to assist with the overall day to day management of a private residential apartment scheme in Hounslow. This a temp to perm position so would be best suited to somebody that is available immediately. Hours of work are Monday to Friday from 8am-5pm.

Main Responsibilities:

- To undertake the Development Manager's duties when he/she is absent from the development
- Ensure all communal areas and other necessary aspects of the development are presentable to the highest standard, fully serviced and properly maintained
- To assist residents in all matters (within reason and guidelines laid down by the managing agents to ensure the ongoing enjoyment and benefit of their home ownership
- Actively promoting the managing agent's Values
- To ensure all irregular incidents are investigated and reported to the Development Manager
- Assisting the Development Manager with team meetings, conducting job chats and assisting with appraisals
- Assisting with all disciplinary issues
- Effective liaison (in conjunction with the Development Manager) with residents, addressing queries and concerns in an effective and timely manner
- Daily inspection routines and reporting to ensure high standards of cleaning and maintenance are maintained throughout
- Assisting to complete monthly DIS within given time frame
- Ensuring all Yearly Risk Assessment concerns are acted on and completed within the given time frame
- To manage accurate on site records of all key activities on and around the development
- Support with the monitoring and supervision of contractors carrying out works on and around the development
- Raising of works orders in conjunction with the Development Manager
- Ensuring all raised orders are monitored and delivered within the designated time frame or reactive/planned works are conducted to a high quality
- Ensure all health and safety requirements are in place and adhered to and that all necessary routine checks are being carried out
- Ensuring all monthly and yearly maintenance works are completed and recorded
- Support to the direct Maintenance, Porters (Housekeeping) and Estate Operative staff members, including monitoring of their performance in conjunction with the Development Manager
- Support to the development during staff holiday / sickness absence (including undertaking emergency cover as appropriate)
- Provide a response to emergency queries (out of normal office hours) directing site staff as appropriate including site attendance where necessary
- To carry out other items as instructed and directed by the Development Manager or as may be required
- Working to meet business demands and ensuring site standards are maintained which involves shifts during evenings and weekends from time to time
- Ensuring all Leisure Centre equipment and pool infrastructure are maintained to the highest level with emphasis on all Health and Safety stipulations
- Training all new staff members in all Health and Safety matters
- Conducting training and site induction for all new staff members
- Organising cross development exposure
- Assisting the Development Manager, Contractors and Maintenance with Health and Safety logistics in all areas of the development affecting residents, visitors and staff

Experience Required:

- Previous work experience in a Customer Services or Property/Construction related environment
- Minimum of 3 years' experience in a supervisory/management position is essential
- Assisting with new projects and implementing new Standard Operating Procedures (proven track record of by-in)

Knowledge:

- A good understanding of building and leisure centre maintenance
- An understanding of the principle aspects of legislation relating to the management of residential property law
- Experience of cost control
- A desire to understand the legal and financial aspects relating to the management of residential proper
