Job Description

Our Client are looking for a Building Manager to work at a luxury residential block of apartments.
The shift pattern will be Monday - Friday with working hours of 09:00 - 17:00.

Responsible for ensuring that all services for the site are carried out to the highest standard and are delivered timely, accurately and in a cost effective manner.
To act as the face of the client with residents, displaying professionalism and genuine care for their property.

To supervise onsite cleaners and ensure that duties are properly distributed and completed within timescales and in line with the clients customer commitments.

Complete a full building inspection on a frequent basis to identify cleaning or maintenance issues, in line with the Building Services Schedule. Ensure any issues are fully resolved.
To oversee cleaning and maintenance of:
- All communal areas.
- Lighting and heating.
- Fire control system, alarms and smoke ventilation
- Lifts
- Access control systems, locks and security measures for
building, car park and any other aspects of the property
- Pump equipment
- Waste Chutes
- Doors and Windows (working order and ability to
open/close/lock)
- Bins
- Car Park
- Risers

Where necessary, test, reset and leave in good working order, any malfunctioned items, or if necessary, report the matter to the client and call out an appropriate specialist.
Manage all third party work on site, meeting contractors, outlining works and signing-off site reports for contractors.
Take communal electricity meter reading for all properties as required and report to the client.
Deal with any ad hoc maintenance issues, such as damage to the property or changing a lock for example.
Maintain a log of all work in this area using the Property Services Report. Forward updated versions of the document to the Senior Property Administrator, so the urbanbubble website can be updated on a regular basis.

Manage all scheduled, routine and cyclic maintenance visits by third party maintenance providers and contractors.
Follow up any maintenance work not complete in line with the schedule and see through to resolution.
Sign-off all works completed against service contract agreement and the specification.
Raise any maintenance issues to the office immediately upon discovery, such as damaged property or faulty equipment, so the highest standards can be maintained.

Produce and continually assess cleaning requirements for the property.
Carry out cleaning in line with the Building Services Schedule in all communal areas.
Ensure cleanliness of property is to a high standard and meets the needs of all residents, both internally and any external communal areas.
Ensure health and safety needs are met during all cleans.
Manage refuse collection for site in line with weekly collection. Contact the Environment on Call to ensure any large items are removed from site.
Manage any unplanned cleaning emergencies, directly where possible, or through use of a third party if necessary.

Respond to any email or phone requests from owners, tenants and the client.
Be the point of contact for residents requiring electricity/water meter readings or fob/entry passes.
Issue replacement fobs as requested and ensure they are charged for appropriately.

Communicate appropriately with residents, whether directly, on
telephone, email, or through mail drops.
Ensure communal notice boards are kept up to date.
Ensure all necessary signage is in place.
Send regular updates to office-based staff for the client website.

Respond to all emergency call out requests and attend site if required, in line with service level agreement.

You must be immaculately well presented at all times and be able to provide a 5* service to all residents and guests to the building.

Candidates must be able to provide excellent references and be willing to undertake a full DBS check
