Job Description

Our client is currently seeking a Site Engineer to oversee and manage the day to day maintenance operations at a super-prime, luxury residential scheme in the West End. This is a Monday to Friday position working from 08:00-18:00.

Job Overview:

The role is for an in-house site engineer based on one development full time. The engineer will be expected to start on site pre-completion to oversee the commissioning process, build relationships with the contractor team and assist with the tendering of the planned preventative maintenance schedule. Post completion, the site engineer will be expected to manage all scheduled and reactive maintenance throughout the year, manage all contractors on site and ensure the development consistently hits all maintenance and health & safety KPI's and remains 100% compliant at all times.

Key Responsibilities:

- Run the annual PPM tender for their development
- Assess which spare parts are required on site
- Work with surveyors to review the life-cycle plans and reserve fund for major works
- Manage the chosen contractor team to run the annual PPM
- Be the first point of contact for any reactive maintenance on site
- Be the first point of contact for any resident maintenance queries
- Ensure there is a 24/7 point of contact for out of hours emergencies and ensure night team are properly trained to deal with maintenance emergencies and issues during their shift
- Work with developer's head contractor to establish a defects and snagging reporting and rectification process
- Develop relationships with specialist sub-contractors
- Oversee the annual window cleaning programme and ensure 100% health and safety compliance at all times
- Oversee and sign off all maintenance work on site, keep track of programme with formal quarterly reviews
- Formally report on maintenance works on a weekly basis to GM and PM
- Hold quarterly meetings with the GM and PM on maintenance compliance and progress
- Issue all permits to work for contractors
- Manage all contractors whilst on site, ensure they have access to areas required and hand back fobs/keys before leaving site
- Understand current legislation and operate in line with current legislation
- Ensure the building is 100% health and safety compliant at all times (hitting all KPIs)
- Maintain timely and accurate documentation on site at all times
- Report into the General Manager

Personal Characteristics:

- Client facing experience (there will be interaction with residents as well as team members and contractors)
- Demonstrate a flexible approach towards work
- Effective communication skills
- Ability to use own initiative and problem solve under pressure

Experience Required:

- Experience in managing contractors
- Experience with BMS (Building Management Systems) and CHP systems (Combined Heat & Power)
- Experience in BIM Preferable
- Have a good working knowledge of building M&E systems
- Have a good working knowledge of building technology used in super prime residential developments
- Hold a UK driving licence
- Computer literate

Previous experience working in luxury residential apartments is essential. The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
