One of our clients is looking for an Estate Operative to join the team in their luxury residetial building based in West London.
About the role:
- Rota:7am to 7pm, 4on4off
- Salary: £28,000 per annum
- Location: West London
Requirements:
- Minimum of two years' experience in an Estate operative position
- Knowledge of Health and Safety regulations, including COSHH and safe ladder use
- Proficient in handling cleaning equipment and chemicals
- Confident, polite, and courteous communicator with strong relationship-building skills
- Exceptional customer service skills, with the ability to multitask, prioritize, and manage various tasks simultaneously
About you:
Duties:
- Maintain constant communication with managers, staff, and vendors to ensure proper operations of the company.
- Develop, implement, and maintain quality assurance protocols.
- Increase the efficiency of existing processes and procedures to enhance the company's internal capacity.
- Ensure that operational activities remain on time and within budget.
- Handle day-to-day queries and issues from residents and visitors, responding directly or escalating to Assistant Development Manager as needed.
- Welcome and manage contractors, considering project implications, ensuring smooth progress, safety, and monitoring performance to agreed standards.
- Conduct daily checks on critical areas like toilets, lifts, stairways, lighting, security, parking, waste areas, and fire safety devices.
- Complete daily cleaning of all internal communal areas.
- Ensure timely presentation and return of communal bins for local authority collection.
- Maintain clear, safe, and litter-free communal areas, both internal and external.
- Regularly inspect alarms, smoke detectors, and emergency lighting; conduct checks every 30 minutes during power outages.
- Display fire procedures, conduct regular fire alarm system checks per health and safety guidelines.
- Replace defective light bulbs, switches, tubes, etc., and perform other minor repairs as needed.
- Log and report non-manageable repair issues to Assistant Development Manager and maintain a repair log.
- Document incidents, accidents, and observations; keep records of all site work, including lift and fire alarm servicing.
- Monitor janitorial supplies and order replacements as needed.
- Attend relevant training such as Health & Safety awareness.
- Oversee general areas, including parking, pets, security, recycling, and overall site condition.
- Communicate and engage with residents as needed.
- Undertake additional duties as requested by the Estate Manager, including taking electric and water meter readings upon request.
