We are currently looking for a general operative for a luxury residential development based in SW6.
Job Details:
- Job Role: General Operative
- Start Date: 03/02/2025
- Salary: £28,808 per annum
- Location: London, SW6
- Hours of Duty: Monday to Friday -0800 - 1630 - BHs not required
- Reporting to: Estate Manager
Job Summary:
- To support cleaning of all communal areas and Reception as directed
- To assist in the cleaning and general care of external areas, car parking areas (including entrance and exit), refuse areas and general walkways
- To assist in the collection of refuse and readiness for collection by local authorities
- To undertake general duties as directed, including but not limited to sorting deliveries, delivering items to residents, shopping for estate items, running general errands and assisting resident where necessary.
Working Conditions:
- This is flexible role and one which will be across the entire estate, relevant to the work required
- In the event of emergencies, there may be a requirement for basic Front Desk or other cover
- There may be a requirement for overtime, to cover sickness, holidays and other events
Responsibilities:
Cleaning - Daily Duties
- Clean and polish entrance doors and door furniture
- Thoroughly clean and polish all Reception furniture, fittings, fixtures and equipment
- Clean lift car interiors, including mirrors, call panels, telephone headset and door surfaces. Vacuum lift car carpets / wash lift floors
- Dust all skirtings, ledges, cills, radiators and fixtures to hand height
- Empty, clean and replace waste bins
- Vacuum all carpets
- Clean and polish mirrors and pictures
- Sweep all hard floors and spot mop
- Thoroughly clean and disinfect all sanitary wear and fittings
- Report any defects, damage or security concerns to the House Manager or Concierge
- Report any defective light bulbs to the House Manager or Concierg
Cleaning - Weekly Duties
- Dust all surfaces to hand height, removing marks as they occur
- Wash, rinse and dry all hard floors
- Bush carpet edges
- Remove entrance mats and vacuum mat well
- Vacuum all soft furnishings
- Spot clean stains on carpets
Refuse Collection
- To collect all refuse / recycling from refuse rooms
- Twice weekly - bin rooms to be washed and disinfected
- Prepare bins on appropriate days for collection by local authorities
- To ensure site frontage and public thoroughfares are kept clean and tidy at all times
- Maintain the green areas, including planters, trees and terrace gardens, in liaison with the nominated contractor and as directed by the House Manager
General duties
- You are expected to be flexible and undertake reasonable additional duties as required by the House Manager
- Assist in maintaining the presentation and safety of all public areas
- Interact with all stakeholders in a courteous, professional and helpful manner
- To report all breaches, damage or system failure to the House Manager or Concierge
- To report any defect or health and safety concern, no matter what its nature, to the House Manager or Concierge
- Whilst on duty, you should be of tidy personal appearance and wearing the uniform and identification badge provided
- You should refrain from smoking, swearing or shouting, being under the influence of alcohol or illegal drugs, behaving unsociably, watching TV, sleeping, eating, congregating with others or conducting yourself in a matter deemed unsuitable by the House Manager
- To fully comply with all Health & Safety rules and regulations

- Professional, precise, courteous and dedicated Career Experience Required:
- Experience in estate operations
- Experience and involvement with a facilities management role
- Basic IT skills Particular
