Our client is currently seeking an experienced Maintenance Operative to join the team at a luxury development in South East London

The shift pattern will be Monday to Friday, 9am - 5pm.

Main duties:

  • To ensure security is maintained at the building whilst on duty, (e.g. all external doors are closed and secure) and to take responsibility in the event of an emergency crisis, (e.g., fire, flood, intruders), and take appropriate action.
  • To ensure that the reporting and logging procedures of the building are strictly followed, as well as company procedures.
  • Report plant failures to Managing Agent immediately.
  • To be courteous, polite and positively helpful to all residents at all times, as well as to staff, guests and to contractors employed by the residents of the building. To triage residents' initial complaints and manage accordingly with support from the Managing Agent where appropriate.
  • To monitor contractors and service personnel attending the building, however this would not involve shadowing every person attending site.
  • To monitor the presence of contractors around the building to ensure minimum disturbance to residents. Works are to be signed off (with photographs provided where feasible to the managing agents). Records to be kept and detailed within the written building report.
  • Undertake a daily check of the development including the exterior, removing any obstacles or litter. Fire alarm, smoke extract panels and all break glass units to be checked and logged once a day. Report any defects or deficiencies to Managing Agent immediately.
  • Undertake maintenance works when directed to. Touching up of scuff marks on communal walls/stairwells to be undertaken when observed.
  • Communal areas lamp replacements to be undertaken when observed or reported.
  • Monthly meter readings to be taken of the communal utility supplies and reported to the Managing Agent and utility providers.
  • Requirements:
  • Experience in Residential or 5* Hotels.
  • Reliable and timekeeping.
  • Immaculate presentation.
  • Strong written and verbal communication skills in English.
  • Have excellent communication skills.
  • Experience in the highest level of customer service.
  • Be able to demonstrate initiative.

The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
