VERTO HR are currently seeking an experienced Day Concierge to join a residential development, based in West Hampstead.
We are seeking applicants that have a Caretaker / Maintenance background - Ideally the successful candidate will have experience working in a brand new development and have experience overseeing snagging issues.
* Shift Pattern: Friday to Sunday - 07:00-19:00 - 36 hours / week
* Salary: £24,616.80 / £13.15 hourly rate

- Collect all loose rubbish and litter from ground (front & rear), paths, courtyards, car parks and roof terraces on the development.
- Regularly inspect bin stores, place any loose rubbish in bins provided, report on any concerns such as contamination, in preparation of the collection by the local authority refuse team.
- Check bin rooms and sweep or clean/wash any spillages via use of external or bin store taps, as necessary. Report any bulky items and or dangerous materials that may need special disposal.
- To walk the building in the morning and evening - and various intervals during the day. Inspecting for cleanliness, repair, and security. All defects should be reported to the managing agent. It is important that the fire escapes are included within these patrols.
- Ensuring all external doors, windows, fire exit doors, plant room doors and bin store or cycle store doors are kept closed, and where applicable locked at all times. This includes the fire exit doors. (Bin store doors to be unlocked when refuse collection is due and in line with waste management strategy).
- To ensure that detailed handover is completed, and reports provided to the Head Concierge following end of shifts. Copies of such reports to also be provided to the managing agent and client.
- Inspect all common parts, replace light bulbs where necessary.
- Monitor car parking. Noting unauthorised vehicles, take appropriate action. (Persistent offenders to be reported to the Managing Agent.) Ensure access is possible for emergency vehicles at all times.
- Patrol external areas (when dark) - check possible areas for vagrants.
- Keep note in log book of all faults reported by residents and ensure reports are shared with the Head Concierge and Managing Agent in timely manner, preferably as and when reported.
- Check carpets and vacuum as necessary, ensure entrances and staircases are clean at all times.
- Inspect common areas for any obstructions or hazards and ensure appropriate action to remedy. (I.e. either speak directly with the resident concerned or the Managing Agent.)
- Clean glass/mirrors within lift carriages.
- Ensure that the front desk is clean at all times. (fully dusted/polished and tidy)
- To check the operation of the lifts and report any faults.
- Ensure passenger lifts are thoroughly cleaned regularly(buttons, ledges, floors).
- Clean/wipe down entry phone panel.
- Wipe any light marks from the walls in the entrance, hallway, and stairwells.
- Water plants (where applicable).
- Visual inspection of all drains and gutters (including roof terrace areas) to ensure they are free from rubbish/debris/obstruction. Report back on any issues or concerns.
- Check locks of all communal doors and gates to ensure fully function. (Notify residents, managing agents, if there are any defects.)
- Sweep external terrace area/surround of building, including external metal work & louvers (hose/wash down where necessary.)
- To be courteous and helpful to all commercial tenants and residents, as well as to residents' staff and guests and to contractors employed by the residents of the building.
- Prepare and keep and inventory of all tools and equipment on site. To generally maintain records of central stores for the building (light bulbs, cleaning supplies, keys etc.) in a well organised way, ensuring that an appropriate quantity are always available. (To keep all stock, material, and equipment away from public access view/reach and secure).
- Clear footpaths and steps of snow and ice in adverse conditions.
- To be flexible and undertake duties, within reason, as required by the Managing Agents and/or the board.
- Regular testing of smoke/fire alarms, emergency lights or other compliance requirements, if instructed.
- Be aware of any unusual damage (e.g. Possible break-in) and report to Managing Agent and/or a member of the board immediately.
- Carry out maintenance work around the development as instructed by senior management.
- Conduct routine painting and decorating of the communal areas as directed by senior management.
- Regularly inspect the plant room and report back on any concerns or issues.
- To oversee parcel management and ensure parcels collected are logged and parcels handed over to residents are also logged.
- To regularly inspect the gym throughout the shift, reporting back on any misuses and non-adherence to gym rules and etiquette. Report any issues with gym equipment, look out for trip and or slip hazards and top up WC facilities.
