Key Responsibilities
As a Block Manager, you will play a critical role in overseeing the efficient management of designated developments. This includes utilising internal teams, contractors, and other resources to ensure high-quality service delivery in alignment with management agreements, leases, or service level agreements. Staying informed on legislation and best practices is essential, leveraging resources such as internal communications, government updates, and TPI.Core Areas of Responsibility
Asset Management
- Supervise and support asset management tasks to ensure timely completion of contract, risk, and mobilisation activities.
Mobilisation
- Lead or assist with new contract mobilisation, including:
- Engaging with stakeholders like clients, outgoing agents, and internal teams.
- Meticulously recording mobilisation tasks in the system.
- Ensuring new clients experience a seamless transition through efficient action completion.
- Reporting on mobilisation outcomes and identifying improvement opportunities.
Risk Management
- Oversee risk management procedures for developments, ensuring compliance through POD's systems.
- Facilitate risk assessments and ensure timely completion of compliance tasks.
- Maintain thorough records and audits within POD's system.
- Report compliance metrics and implement improvements as needed.
Contract Management
- Manage contract schedules, ensuring they are appropriate and effectively implemented.
- Tender contracts to secure cost-effective, high-quality services.
- Maintain up-to-date records within our internal systems and set action reminders where necessary.
Customer Service
As a company representative, deliver outstanding service to clients, residents, and colleagues.- Handle all communication-phone, email, or otherwise-in a polite, professional manner.
- Address complaints empathetically and seek resolutions in collaboration with internal teams.
- Continuously look for opportunities to enhance customer satisfaction and request additional training when needed.
Financial Oversight
- Assist in managing development budgets and understanding financial reports.
- Explain budgets to clients and customers, drafting clear supporting communications.
- Monitor budget performance to ensure sufficient funds throughout the service charge year.
- Work alongside finance teams to review year-end accounts and prepare client reports.
Health and Safety
Contribute to maintaining a safe environment for residents, visitors, and employees.- Use our technology to manage safety routines and track improvements.
- Conduct inspections, audits, and reviews, ensuring thorough documentation.
- Support physical and mental well-being initiatives across the team.
Compliance
Ensure all activities comply with company policies, data protection regulations, and obligations related to data storage and management.Qualifications and Skills
- Experience in property management, particularly in leasehold or development management.
- Familiarity with financial processes, including budgets and service charge recovery.
- Strong organisational skills and the ability to manage competing priorities.
- Excellent customer service skills, with a focus on professionalism and empathy.
- Awareness of compliance and health and safety best practices.
