We are currently recruiting for a Building Manager to oversee the daily operations based on a residential block in SW1, London.
Working Hours: Monday to Friday 08:00am to 16:00pm / 09:00am - 17:00pm
Salary: £40,000 - £46,000 per annum
Building Management:
- Proven experience in estate management, property management, or a similar role overseeing luxury or high-profile residential properties.
- Oversee the day-to-day management of the building and surrounding external communal areas, ensuring they are maintained to the highest standard.
- Monitor and coordinate annual maintenance contracts for building amenities, ensuring all scheduled work is completed on time and within budget.
- Log and coordinate ad hoc repair and maintenance requests, ensuring swift resolution of any issues.
- Conduct regular inspections of the property to identify and address maintenance needs proactively.
Team Leadership:- Manage a team of 6 staff, ensuring shift rotas are properly scheduled and appropriate cover is in place as needed.
- Provide leadership and support to the porters, addressing HR needs such as appraisals, training, holiday planning, and performance management.
- Maintain detailed records of maintenance schedules, completed work, and ad hoc repairs for reference and reporting.
- Manage the property's budget in coordination with the managing agent, ensuring all financial aspects are properly documented and controlled.
- Ensure compliance with relevant health and safety regulations and building management standards.
- Strong leadership and team management skills, with experience managing shift workers or similar roles.
- At least IOSH or IWFM or TPI / IRPM - one qualification at least
- Excellent communication and interpersonal skills to liaise effectively with residents, team members, managing agents, and directors.
- Sound organisational and time management skills, with the ability to prioritise tasks and manage multiple responsibilities.
- Familiarity with building maintenance processes, contracts, and compliance requirements.
- Competence in basic administrative and budgeting tasks, with proficiency in Microsoft Office Suite or similar tools.
Desirable Attributes- Previous experience managing prestigious properties
- Knowledge of concierge operations and high-end resident services.
- Certification in property management, facilities management, or related fields.
