Role Overview:
This role involves delivering comprehensive property management services for a flagship development. Responsibilities include ensuring exceptional service delivery to residents and tenants while maintaining operational efficiency and compliance. The role also focuses on fostering community engagement and enhancing the living environment for all stakeholders.Responsibilities:
Property Management:
- Manage day-to-day leasehold operations, ensuring effective communication with all relevant parties.
- Build strong, professional relationships with resident groups and community representatives through regular updates and meetings.
- Oversee resident communications using platforms such as newsletters and apps to ensure stakeholders remain informed.
- Organise and lead community meetings and focus groups, serving as the primary contact for concerns and inquiries.
- Supervise on-site services, including concierge operations, ensuring efficient handling of resident queries.
- Collaborate with operational teams to ensure timely resolution of maintenance and improvement works.
- Assist in preparing and managing service charge budgets, monitoring expenditures and reconciling accounts.
- Oversee insurance claims, liaising with brokers to maintain an accurate and current log of claims.
- Develop and implement clear procedures and policies aligned with lease agreements and brand standards.
- Act as an escalation point for complex leaseholder issues, ensuring effective and professional resolution.
Residential Management:
- Lead consultations on planned works, managing the process from start to finish and addressing feedback effectively.
- Interpret lease agreements and translate their requirements into practical, operational solutions.
- Attend and contribute to key stakeholder meetings, presenting updates and addressing queries.
- Support the enhancement of resident experiences through continuous improvement of services and communication methods.
- Assist with planning and mobilization for future phases or developments.
- Collaborate on community events and initiatives to promote engagement and interaction.
Health & Safety Compliance:
- Maintain a strong understanding of health and safety regulations and ensure full compliance with industry standards.
- Regularly update and report on compliance using internal systems and processes.
Skills and Experience:
- Professional qualifications in property management (e.g., MTPI) are essential; additional accreditation such as AssocRICS is advantageous.
- Minimum of three years' experience in residential property management, including at least three in a senior capacity.
- Thorough knowledge of leasehold management and statutory regulations, including the Landlord and Tenant Act.
- Strong financial skills, including budget preparation and variance analysis.
- Proven ability to manage relationships with stakeholders at all levels effectively.
- Proficiency in relevant IT systems and applications.
